One of the features of living in or around the town of Swampscott, MA is the access the general public has to the waterfront and beaches. There is a wonderful stretch of coastline along King’s Beach in Swampscott that has an inviting public walkway along the coastline and steps going down to the beach. Cars can park along the road without paying for parking or having to walk long distances to the beach.

We were asked to provide a walk-through video including aerial footage of a property located at 24 Humphrey Street, directly across the street from King’s Beach. It is a two-bedroom condo with spectacular views of the ocean. Ideal for a video including making full use of drones to capture the true prize of living there. The aerial footage was able to display the views from both the first and second floors as well as the surrounding properties in the neighborhood. In the footage, the viewer was also able to have a sense of distance to the beach and the restaurants and shops that were within a few minutes’ walk.

The owner and real estate agent did a great job of preparing the property to be “photo ready”. Every room was neat, tidy, and had virtually no clutter. The kitchen counters were clear to provide a true sense of countertop space. Appliances were sparkling and the bathrooms were ideal. The owner took it to another level by having the windows cleaned to provide the camera to have a clear view from inside.

The exterior of the property was in great shape with the lawn and gardens manicured, which is part of the HOA fee.

What of the major challenges for people that are you looking to downsize, but stay in the area is finding a suitable place that fits their needs. To move to 24 Humphrey Street represents an ideal fit for many. It is located in a very attractive location and has enough space to not feel too cramped. The added feature of having a garage that allows access right into the kitchen is wonderful as you never have to go outside or carry the groceries very far from the car. The cathedral ceilings make the rooms appear to be larger, but more importantly, allow a full volume of light to make it feel like there is inside/outside living. A wonderful outdoor patio to sit and enjoy a morning coffee or glass of wine at the end of the day as you watch the people walk along the coastline.

The master bedroom is ideal as it has an elevated view. The master bed can face the ocean so as the morning breaks you can be part of watching the day develop right before your eyes. An added feature is an outside deck right off the master bedroom.

We have to applaud the architects of the properties as the design and layouts captured the location with the best interest of not just a few of the properties, but a majority of them. It takes a great deal of thoughts, ideas, and planning to create a community of this size with limited space. The overall design and colors blend in with the ocean and beachfront. Our guess it is rare that one of these properties is up for sale.
