33 Rockaway Ave Marblehead, MA

Rare Property Real Estate Listing in Marblehead

Normally at this time of year there are fewer real estate listings as historically people generally wait until the spring. This is no normal year. It only takes a matter of a few minutes scanning Zillow or realtor.com to realize there are slim pickings. This is especially true for four bedroom homes with a two car garage in the town of Marblehead, MA.

If you were to review the past selling prices of four bedroom homes that have sold you will suffer from severe sticker shock. There are numerous four bedroom homes that have sold well over the $1,000,000+ price point. It continues to be an exhausting and frustrating challenge for so many potential buyers that are looking to jump from a 2 or 3 bedroom home to a 4 bedroom… the jump in pricing is often too far out of their range.

Yesterday morning as I was walking my dog, I could not help but see a for sale sign in front of my neighbors house. My neighbor had lived there for decades. I believe for around 46 years. I must have walked by her house thousands of times. No matter what time of year, she made sure her home was meticulously maintained. The exterior was never in need of a paint job, the roof shingles were never tired or worn, the lawn was green and manicured, shrubs neatly trimmed, and driveway and front steps alway cleared from snow. On several occasions, I mentioned to her how impressed I was of the level of care she directed to her home. She took great pride in home ownership. We all know taking care of a home is an ongoing commitment. I could not help but wonder if the new owners would have the same dedication.

The design of this home is pretty basic, but it represents a time period when life was far more simple. It was built to be a home and not just a house. The type of home where you would pull up in the driveway and immediately feel welcome. The exterior gray clapboard siding with white trim are pretty much standard colors in Marblehead. What will really capture your eye is the front screened in porch. Years ago homes were built with the porches in the front so the adults could sit and watch over the kids playing in the neighborhood as well be visible to the neighbors. Not so any more. Homes are designed to have backyards where there is privacy.

I have to believe this home will sell very quickly for a long list of reasons. I have never been inside of this home, but have seen the photographs published on the listing. From what I can tell, it is move-in condition. New owners will have to decide what kind of changes they will want to make that could include a number of options. From our experience, people generally focus on up-dating kitchens and bathrooms first. Wall to wall carpeting tends to get removed. Fresh coats of paint with colors of their choice provide a cost effective means of personalizing the home.

There are hundreds and hundreds of Real Estate Agents covering the North Shore and so little inventory. I’m sure the Real Estate Agent feels very fortunate to have been provided this opportunity to sell this home. In order for a potential buyer to seriously consider making a purchase they must make an emotional connection with the property. That connection is generally when they pull up to the curb. The current owner of 33 Rockaway Ave has certainly provided a home that has “curb appeal”.

The owner was a great neighbor and will be missed.
