The development of Terres Basses and Baie Rouge did not happen by accident. It was a well planned area of Saint-Martin on the French Side that was the vision of Carmio Real Estate and Villa Rentals. In fact, it was designed to compete directly with Sibarth Real Estate and Villa Rentals on the island of St. Barts. Two brothers running their respected operations on each island.

In all fairness, St. Barts is only a 9 square mile island that never had any real development until the late 1970’s as it is a volcanic rock formation that had no water or agriculture to support any type of population. Meanwhile, Saint-Martin/Sint Maarten supported two different countries culture and laws along with a history of agriculture that included slavery. This translated to not putting these two islands on a level playing field.

Carimo Real Estate & Villa Rentals decided to create a “destination within a destination” to attract potential owners and renters to a luxurious part of the island that is known as Terres Basses. There is a fantastic beach called Baie Rouge that has been developed over the years to include a series of beachfront homes that are nothing short of fabulous.

These homes were designed to take full advantage of the views from all rooms. Large spacious outdoor patios, incredible pools, true indoor/outdoor living, massive bedrooms, and bathrooms we all wish we had at home. By comparison, St. Barts there are very few beach front homes. In addition, the vast majority of the villas on St. Barts are much smaller and far less private.

Saint-Martin/Sint Maarten is also about 38 square miles and has over 30 different beaches to explore. If you’re a true “foodie” you will be overwhelmed with the number of incredible places to eat covering all price points and styles.
