How to Choose the Best Villa Rental

The short term rental villa market place has exploded over the past few years. There are thousands of properties for your consideration. For most people it is overwhelming and a lot of work. With no quality standards or true ability to validate what is written makes it a high-risk decision.

Questions to ask before renting a villa

Often potential renters do not know what questions to ask that would certainly help them with this important decision. Below we have listed a series of questions you might want to consider asking:

  1. When were the photographs taken? (make sure the photographs are recent)

  2. What percentage of previous guests return again? (the higher the percentage is a validation the villa is meeting the expectations of the guests)

  3. How many weeks per year is the villa rented? (the more it is rented the more popular)

  4. In the event there is some type of maintenance is who is the point of contact? How far away do they live?

  5. How often is the villa inspected? Is there a quality inspection report submitted?

  6. Is there any construction going on in the neighborhood? If so, how would you describe the noise level?

  7. Is there a backup generator in the event power is lost?

  8. In the event you’re going through a distribution source ask the agent if they have ever personally inspected the villa? Many agents have not.

  9. When was the last time new mattresses were purchased? Mattresses shouldn’t be more than 10 years old.

  10. How often are new bed linens and towels added?

  11. Are beach chairs and coolers included?

  12. Are there safety features included such as smoke alarms, fire extinguishers, first aid kits, flashlights, and swimming pool alarms?

  13. Are there spare batteries for the television remote systems?

  14. Are there spare propane tanks for the outside grill?

  15. If there are lower-level living spaces such as bedrooms, are there dehumidifiers running 24/7? If not, there could be a problem with a mildew smell.

Don’t be afraid to ask the questions. Depending on what level of house you are renting, the cost could be incredibly high. Think about how much research you do before buying an expensive product. Do the same, if not more, for your villa rental.
