Prepping Your Home for Photography and Video
Recently we were asked to publish a series of interior, exterior, aerial photographs and video of a listing at 3 Yolanda Road in Marblehead. We have to salute both the real estate agent and homeowner for doing not just a great job of preparing the property for the real estate market place, but an exceptional one.
Landscaping is key to a great first impression
What a pleasure it was to photograph and video this property. The exterior of the property was meticulous. Wonderful landscaping, manicured lawn and shrubs, gardens without weeds, no foreign matter or leaves scattered about, pool water sparkled, vibrant flower pots on the patio, and the patio was without weeds. They obviously paid close attention to the details. Right away we were left with a positive impression the owner took extremely good care of the property.
The Smallest Details Matter
High-resolution photographs and drone photographs far too easily pick-up any shortcomings or issues with a property. As we walked around the yard we did not have to stop and move something or remove an object that would take away from the image we were trying to capture. The owner and real estate agent had made our lives far easier.
Going Above and Beyond
In addition, the real estate agent had made sure there were no cars in the driveway. She did not stop there. While the drone was in the air she stood at the top of the street and asked delivery drivers to delay going down the street. This really impressed us as she was making an all-out effort to help us.
A Clear and Clean Interior
The interior of this home was also prepared for our photoshoot at an outstanding level. There was no clutter, countertops were wiped clean no streaks, beds were made with no visual wrinkles, bathroom products were stored away, bookshelves were orderly, the artwork was level, rugs were clean, and paint was refreshed in every room. We could without hesitation enter a room and feel confident it was going to be in great shape.
Video Details - Staging is key
When shooting a real estate video it’s even easier for clients to see all the little details. This is why video has been a major addition to real estate agents. But it can also really harm a property when not done correctly. Customers love video because they feel as if they are seeing the property for what it truly is. Where photos can easily be deceiving. This property was easy to film because it was ready.
Owners and Agents Need to Work as a Team
This property is a great example of an owner and real estate agent working closely together to position the property to be sold at the best price in the least amount of time. It was our extreme pleasure to be an extension of their marketing efforts.
